<p>Well that&#8217;s simple now isn&#8217;t it&#8230; SOUTH BEACH! I have been living in Miami Beach for 6 years now and I can say it never gets old. When I first moved to Miami Beach I rented a place on 15th and Ocean Dr. It was right at the end or start of Ocean Drive. Like the classic out-of-towner, not only did I have to see Ocean Drive but I had to live there too. It was great because I was right next to the beach and Lincoln Rd was two blocks away but after a month I was tired of seeing the drunk tourist. Now comes year 2. I am definitely not going to renew my lease. At this point I was ready to move somewhere where I still had the South Beach feel but without the losers. One comes to realize that no matter where you are living in South Beach, you are close to the beach, so living on it wasn&#8217;t a necessity. I decided to shack up in a condominium/rental building called the Flamingo on 8th and Alton. I had no regrets and still don&#8217;t to this day. You might as well call this place an adult college campus without classes. The ratio of girls to guys is 70-30. And remember some of the guys are homosexual so your odds are even better if you are a guy. They have two pools. One of the pool areas has a tiki bar which creates a great social environment on the weekends. I would say most of all the models in Miami stay here. Now comes year 3 and yes I did move&#8230; but not to far! I saw a really good condo for sale and I jumped on it. I bought it in the portifino section of South Beach which is the <b>&#8230;</b><br />

The lease price relies on what car makers are offering as far as incentives. The best place to start is the car maker websites to see what their special incentives and offers are. Below is a website that ranks the top 25 to 35 car lease deals every month. Makes it much easier.. Good luck. The Elantra would be one of my top choices for a gas saving, low monthly payment lease.</p>

<p>This was taken on the northwest corner of Broadway and 87th Street, and it&#8217;s an increasingly common sight on Manhattan&#8217;s Upper West Side, as well as the posh Upper East Side, and other parts of NYC: empty storefronts, waiting in vain for a new tenant.</p>
<p>In many cases, the previous tenant &#8212; in this case, a low-priced Thai restaurant known as the &quot;Malaysia Grill&quot; &#8212; had been there for years, if not decades (see <a target="_blank" href="http://www.flickr.com/photos/yourdon/518843582/">this picture of the Malaysia Grill</a>, from one of my earlier Flickr albums, to see what it looked like in happier times, back in Sep 2005). But as the neighborhood became more &quot;upscale,&quot; landlords gradually increase their rents to profit from the situation. But sometimes it&#8217;s not &quot;gradual&quot; at all; in this neighborhood, it was not uncommon to see commercial rents suddenly double, at the end of a 10-year or 20-year lease. Older businesses that were barely making ends meet on the old rents simply couldn&#8217;t handle such increases, and so they moved out &#8212; sometimes moving to cheaper quarters, sometimes moving out of the city altogether, and sometimes shutting down completely.</p>
<p>C&#8217;est la vie: this has been going on for as long as I&#8217;ve lived in New York, and one could think of it as the &quot;creative destruction&quot; associated with free-enterprise capitalism. What&#8217;s different now, though, is that the economy has deteriorated so quickly and so far that there are no new businesses moving in to replace the older tenants. This restaurant location isn&#8217;t likely to be replaced by an inexpensive Chinese restaurant, or a delicatessen, or a discount clothing store; the profit margins are too small. It would have to be a boutique selling high-priced clothing and jewelry, or a Starbuck&#8217;s selling five-dollar lattés, or a bank. But banks aren&#8217;t doing so well these days;  and the grafitti scrawled on the real-estate sign indicates that the neighborhood would prefer not to see any more banks (though a Bank of American recently opened up across the street, on the northeast corner of Broadway and 87th St.). Starbucks is closing old shops, not opening new ones (although they opened a new Starbucks across the street, on the east side of Broadway, a year or so ago). And the high-priced boutiques aren&#8217;t doing very well either (indeed, two of them recently shut down across the street from this location).</p>
<p>As a result, many of these stores remain empty; and surprisingly, landlords seem to be quite reluctant to lower their asking price. This &quot;Malaysia Grill&quot; location, for example, has been empty for at least 2 years.</p>

<p>These are photos that I began taking in mid-December of 2008, after the government helpfully informed us that the recession (a word they had dared not use before, just as they refuse to use the word &quot;depression&quot; now) has actually been in effect since December 2007.</p>
<p>Having lived through roughly half a dozen previous recessions, with nothing but vague memories to mark their existence, I thought it would be useful to start gathering some photographic memories of the current one. It may or may not turn out to be as severe as the Great Depression of the 1930&#8242;s, and it may or may not produce the kind of grim photographs that we have of that era &#8230; but we won&#8217;t really know until it&#8217;s over, and our 20-20 hindsight might be better informed with some pictures.</p>
<p>Thus far, I have only a few pictures of signs showing steep discounts; these are interesting, but it&#8217;s the &quot;human story&quot; that I think will tell the more important story. Thus far, I&#8217;ve noticed an increase in the number of homeless peoplehe street, asking for money, food, and handouts; but I have no direct evidence that it&#8217;s associated with the recession itself. In any case, I&#8217;m reluctant to take advantage of such people by taking casual photos of them; I&#8217;m sure more appropriate opportunities will present themselves, and I&#8217;ll add them to the album as I find them&#8230;</p>
<p><strong>Bofors Gun</strong><br />

The Bofors 40 mm gun is an anti-aircraft autocannon designed by the Swedish defence firm of Bofors. It was one of the most popular medium-weight anti-aircraft systems during World War II, used by most of the western Allies as well as various other forces. It is often referred to simply as the Bofors gun.The British Army had first examined the weapon when they received a number of Polish-built examples in 1937 for testing, known as the QF 40 mm Mark I (QF standing for &quot;Quick Firing&quot;), or Mark I/2 after a minor change to the flash hider. A license was soon acquired and the arduous task of converting the gun from metric to imperial measurements was started. While this was taking place they also made numerous changes to the design to make it more suitable to mass production—the original Bofors design was intended to be hand-assembled, and many parts were labeled &quot;file to fit on assembly&quot;, requiring many man-hours of work to complete.</p>
<p>Testing showed that aiming the guns was a serious problem against high-speed aircraft. Although the gun could be trained quickly, aiming accurately while doing so proved difficult. In order to address this, the British introduced a complex mechanical analogue computer, the Kerrison Director, which drove the laying electrically. A three-man team operated the Director simply by pointing it at the target and dialing in estimates for range and various atmospheric conditions. The Director then aimed the guns directly through powered mounts, the gunners simply loaded the clips and watched. Backup sights were fitted to the individual guns, replacing the former reflector sight and lead-calculator with a simple ring-and-post sight known as a &quot;pancake&quot;.</p>
<p>In this form, the QF 40 mm Mark III (there was no Mk II), became the Army&#8217;s standard light AA (anti-aircraft) weapon, operating alongside their 3-inch and 3.7-inch heavy weapons. The gun was considered so important to the defence of England after the fall of France in 1940 that a movie, The Gun, was produced to encourage machinists to work harder and complete more of them. By the end of the war total production from British, Canadian, and Australian factories was over 2,100, while U.S. lend-lease examples added about 150.</p>
<p>In combat it was found that the Kerrison was simply too difficult to set up to use in many situations, as well as making logistics more complex due to the need to keep its electrical generator supplied with fuel. In most engagements only the pancake sights were used, without any form of correction, making the British versions less capable than those used by other forces. Eventually an anti-aircraft gunnery school on the range at Stiffkey on the Norfolk coast delivered a workable solution, a simple trapeze-like arrangement that moved the pancake sights to offer lead correction, operated by a new crew-member standing behind the left-hand layer. The Stiffkey Sight was sent out to units in 1943, arriving in Canadian units in the midst of the Battle of the Aleutian Islands. A final wartime change to the elevation mechanism resulted in the QF 40 mm Mark XII. They also designed a much lighter two-wheeled carriage for airborne use.</p>
<p>The Army also experimented with various self-propelled AA systems (SPAAGs) based on various tank chassis. Changes to the breech for this role created the QF 40 mm Mark VI, which was used on the Crusader to produce the Crusader III AA Mark I. But the main self-propelled version of the Bofors was with the gun set on the chassis of a Morris Commercial four-wheel drive lorry. Such guns were used in support of Army divisions to provide swift protection against air attack without the need to unlimber. this was known as the &quot;Carrier, SP, 4&#215;4 40mm, AA (Bofors) 30cwt&quot;. They saw service in North West Europe, where six SP Bofors of 92nd (Loyals) Light Anti-Aircraft Regiment, Royal Artillery, landed with the British 3rd Infantry Division on Sword Beach on D-Day to protect the vital bridges over the Caen Canal and Orne River (Pegasus Bridge and Horsa Bridge), shooting down 17 German planes. Later in the campaign, SP Bofors were used extensively for ground shots as well as in an anti-aircraft role. In British army service the Bofors found a highly specialised role: during the North Africa Campaign at the Battle of El Alamein, they were used to fire tracer horizontally to mark safe paths for units through the German minefields</p>

When Shinjin Motors was abandoned by Toyota, and it teamed up with General Motors, the company&#8217;s name changed to General Motors Korea (GMK) initially, before becoming Saehan. Saehan initially produced the Opel-designed Gemini, but soon replaced it with the Maepsy, based on the Isuzu I-Mark, which in turn was based on the Opel Kadett Mk. 3. In the small but growing South Korean market, it competed against Kia&#8217;s Mazda-designed Brisa and Hyundai&#8217;s homegrown (and wildly popular) Pony.</p>
<p>The Maepsy initially struggled against the competition. But in 1981, when the new military dictatorship of Chun Doo-hwan forced Kia to give up its Brisa (and in return, force Saehan and Hyundai to give up light trucks), it was given a new lease on life. (It bears remembering that South Korea had been under 20 years of a different military dictatorship already, and its economic plans were the key reason for the existence of an automotive industry in the first place.)</p>
<p>A normal Maepsy came with an expensive 1.5-liter imported Opel engine. But thanks to the forced consolidation, early 1980s Maepsys could also be had with the 1.3-liter Kia engine that had been intended for the Kia Brisa. This example is equipped with the Kia engine.</p>
<p>Under Daewoo Business Group ownership, Saehan changed its name again, to Daewoo, in 1983. Daewoo Business Group went bankrupt in 2001, and Daewoo Motors became part of General Motors, initially operating as GM Daewoo before dropping the Daewoo name altogether and again becoming GM Korea in 2011.</p>
<p>Maepsy production continued through 1989. Later variants had fuel injection, and were known as Maepsy-Na. The Maepsy&#8217;s successor is the Daewoo LeMans, entering production in 1986; it was based on the later, front-wheel-drive Opel Kadett, and exported to the US as the Pontiac LeMans. The LeMans, in turn, was refreshed into the Daewoo Cielo (Daewoo Nexia for European markets), then replaced by the Daewoo Nubira, the Daewoo Lacetti (AKA Chevrolet Optra/Suzuki Forenza/Buick Excelle), and finally the Daewoo Lacetti Premier (much better known as the Chevrolet Cruze).</p>

I have no idea what a good car to lease would be, at a fairly cheap monthly rate. I am looking to get a good looking car, and depending on the price, wouldnt mind an SUV. Any suggestions?</p>
